Conveyancing Fees

At Spoor & Co, we pride ourselves in providing a personalised service at a competitive price, and aim to be transparent in our fee structure and disbursement list in order to keep our estimations as simple as possible.

As individual transactions are often different, we encourage you to contact us to discuss your circumstances so that we can provide you with an accurate estimation from the outset.

Be wary of cheaper online quote calculators as they often come with a list of ‘Additions’ or ‘Extras’ which you may not realise will relate to you.

Our legal fees are banded based on the value of the property.

For Freehold properties our legal fees are:-

Property value up to £200,000
£700+VAT for a sale
£700+VAT for a purchase
£450+VAT for a Transfer of Equity or Assent
£300+VAT for a Re-Mortgage

Property Value £201,000-£300,000
£750+VAT for a sale
£750+VAT for a purchase
£500+VAT for a Transfer of Equity or Assent
£350+Vat for a Re-Mortgage

Property Value £301,000-£500,000
£850+VAT for a sale
£850+VAT for a purchase
£550+VAT for a Transfer of Equity or Assent
£400+VAT for a Re-Mortgage

Property Value £501,000-£700,000
£950+VAT for a sale
£950+VAT for a purchase
£600+VAT for a Transfer of Equity or Assent
£450+VAT for a Re-Mortgage

Property Value £701,000-£900,000
£1,100+VAT for a sale
£1,100+VAT for a purchase
£650+VAT for a Transfer of Equity or Assent
£500+VAT for a Re-Mortgage

Property Value £900,000+ please contact us for a quote

For Leasehold Property
Add £200 per property to the above fees guide. This is due to the complex nature and additional work required for leasehold property
It is likely there will also be fees to pay to the Freeholder and/or the Management Company

In addition to our Legal Fee there are likely to be disbursements, here we list the most common:-

For a Sale:
Official copy of Land Registry Title – £10 per document (usually a minimum of 2-3 documents for freehold and 5-6 for leasehold property)
Identity Check – £30 per person
Bank Transfer fee – £36 per transfer

For a Purchase:
Stamp Duty Land Tax Return – £108
Stamp Duty Land Tax – please call, or use the HMRC calculator: https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#!/intro
Land Registry Fee – usually £100-£330 but can range from £20-£1,105
Identity & Source of Funds Check – £30 per person
Bank Transfer fee – £36 per transfer
Local, Water & Drainage and Environmental Search Package – £295
Bankruptcy Search – £10 per person and required if you are having a mortgage
Priority Search – £10

Possible additional fees may include:-

Declaration of Trust £150+VAT
Lifetime Mortgage £150+VAT
Unregistered Property £150+VAT
Drafting a Statutory Declaration £100+VAT
Gifted Deposit £50+VAT
Help to Buy ISA £50+VAT
Lifetime ISA £50+VAT
Lender Panel Fee £40
Lawyer Checker £25

Freehold properties where a service charge is paid, it is likely there will also be fees payable to the Management Company where an estate service charge is paid.
